Neither answer settles it on its own. Your budget, the district your exact address is zoned to, and your drive all matter. This guide puts the current numbers side by side.

Where are Prosper and Celina located?

Prosper sits closer to the center of Dallas-Fort Worth. Celina sits farther north, on the same growth corridor.

Both towns are in the northern part of the metro, in Collin and Denton counties.

Both sit along the Dallas North Tollway and Preston Road. This corridor has been one of the fastest-growing parts of DFW for the past decade.

Prosper is the more established of the two. Celina still has more new construction and more undeveloped land.

Which town is growing faster?

Celina is growing much faster, and it has already passed Prosper in population.

Celina grew from 18,033 people in 2020 to 64,427 in 2025. That is more than three times its size in five years.

Prosper grew from 30,829 to 45,605 over the same five years, an increase of about 48%.

So the town that was smaller in 2020 is now the bigger of the two. That growth is why Celina has so much new construction, and why its schools and roads are still being built out.

Growth happens fast in both towns, so school boundaries shift. New neighborhoods get built and new campuses open. A street zoned to one district today could be rezoned before your kids finish school there.

Always verify current boundaries with the district before you buy. Check the Prosper ISD attendance boundaries or the Celina ISD attendance zones for the exact address. Don't rely on a neighborhood's name or a listing description to tell you which school your child would attend.

How do home prices compare?

Prosper is the more expensive town by a wide margin. The median home there sold for about $417,000 more than in Celina.

In May 2026, the median sale price was $962,250 in Prosper and $545,000 in Celina. Prosper's median was up about 9% from a year earlier. Celina's was up about 1%.

Homes also sell at different speeds. The typical Celina home took 80 days to sell. In Prosper it took 49 days.

Part of that gap is what is being sold. Celina's supply leans toward newer construction on smaller lots. Prosper's neighborhoods are more established, with larger and older homes in the mix.

Property taxes differ too, and they vary by more than the town. Your rate depends on the city, the school district, the county, and any special district your specific home sits in.

One of those is a PID, short for Public Improvement District. It is a fee some newer neighborhoods charge to pay for roads and parks. Two homes on the same street can carry different totals.

What's the commute like from each town?

Both towns sit north of Dallas along the Dallas North Tollway and Preston Road. Your actual drive time depends on where you work.

Prosper sits closer to the core metro. That usually means a shorter drive to job centers in Frisco, Plano, and North Dallas. Celina sits farther north, so those same drives usually run longer.

Price differences start with lot size and age of home.

If your job sits near the northern edge of the metro, that gap narrows.

Drive the route yourself before you commit. Do it at the hour you would actually be commuting.

How do you decide between Prosper and Celina?

The right choice comes down to three things. Your budget. Which school your address is zoned to. How far you're willing to drive.

Newer subdivisions often open beside undeveloped land.

Work through these steps before you commit to a neighborhood in either town.

Step 1. Check the exact school zoning for the address.

Use the district's own boundary lookup for the specific address you're considering, not the town it sits in.

Step 2. Compare your real commute.

Drive the route at the time of day you'd be commuting. Map estimates don't account for local traffic.

Both towns trade on newer amenities and open space.

Step 3. Compare homes in your actual price range.

The town medians are far apart, but both towns sell homes across a range. Pull current listings at the size and price you want instead of comparing town-wide averages.

Step 4. Check the tax total, not just the rate.

Ask what the full tax bill and any PID fee come to on that specific address.

Step 5. Visit both towns in person.

Walk the specific neighborhoods you're considering. A town's overall reputation doesn't tell you much about one street.
