May’s Good News: Home Prices Continue to Rise

Home prices in February rose 6.7% year over year and inched up 1% since last month as experts on Tuesday forecasted continued increases throughout 2018, according to real estate analytics firm CoreLogic in its latest Home Price Index (HPI) and HIP Forecast. The 1% increase marks the seventh-consecutive month of growth for home prices nationwide. Looking ahead, the CoreLogic HPI Forecast indicates that the national home-price index is projected to continue to increase by 4.7 percent on a year-over-year basis from February 2018 to February 2019.

The “Queen of Southern Cuisine” has opened her first restaurant in Texas. Paula Deen’s Family Kitchen is located in Fairview, TX inside the Fairview Town Center (approximately 30 miles north of Dallas, in Collin County). Guests will enjoy family-style dining, sharing traditional southern foods, including Deen’s famous southern fried chicken, spare ribs and mac and cheese. And, of course, there are many desserts to choose from, like Deen’s Ooey Gooey Butter Cake. The restaurant includes a 250-seat dining room and The Paula Deen Store, a large retail store where customers can buy items from Deen’s home, kitchen and lifestyle collections.

The Walsh area of Fort Worth, about 14 miles west of downtown between I-20 & I-30, is bucking a national trend by building houses at a rate of about one per day. Walsh features 11 square miles that used to be part of the family owned Walsh Ranch. Walsh has 12 builders offering homes ranging from the upper $200,000’s to nearly $800,000. Recently, the doors opened on a community room known as a “Makerspace,” which features a variety of heavy-duty woodworking tools, 3D printers and other equipment available for free use by residents. Several pools, a beach volleyball area and water park features will be added later this year. In all, the Walsh development will be 7,200 acres, including commercial and retail development. The Aledo district’s Walsh Elementary School is already open in the center of the development, a short walk from a Walsh Village Market that serves as a gas station and convenience store. A fitness center is already open & the entire area is being wired for 2 gigabit Internet speed, faster than surrounding areas with an option to tap into 10 gigabit service. In its first year, Walsh has sold 171 homes, including 34 homes for which the sale has been closed and residents have already moved in. 60 more homes are slated to close in the next 90 days.
