Denton or Fort Worth for First-Time Buyers?

A residential street lined with brick houses and mature oak trees on a sunny day.

Denton and Fort Worth both work for first-time buyers. The right pick depends on where you work, what you can afford, and the school district your home sits in.

In September 2026, Zillow's typical home value was about $343,200 in Denton and about $292,900 in Fort Worth. Both were lower than a year earlier.

Start with your budget. Then compare the two cities.

How do home prices compare in Denton and Fort Worth?

Zillow's typical home value was about $50,000 higher in Denton than in Fort Worth in September 2026. That is a city-wide number, not a price for any one street.

Zillow's Home Value Index estimates the value of a typical home. It is not a sale price.

Each city has many price levels inside it. Ask your lender or agent for recent sold homes on the streets you like.

Which city has a shorter commute?

Your commute depends on where you work, not which city you pick. A short distance on a map can still be a long drive.

Pick the exact addresses you are considering. Drive each route at the hour you would really leave.

Try it on a weekday morning and again on the way home. Traffic changes the trip more than distance does.

If you work from home most days, commute matters less. Price, taxes, and schools become the bigger factors.

How do the school districts compare?

Texas rated both Denton ISD and Fort Worth ISD a C for 2026. Denton ISD scored 76 and Fort Worth ISD scored 77, according to the Texas Education Agency's 2026 ratings.

ISD stands for independent school district, the public school system for an area. Fort Worth ISD enrolls about 67,300 students. Denton ISD enrolls about 33,100.

District ratings do not tell you about one campus. Look up each campus on TXSchools (txschools.gov), the state's rating site.

The district your home sits in depends on the exact address, not the city name. Some Denton and Fort Worth addresses are zoned to other districts. Verify current boundaries with the district before you buy.

Use the district's own lookup: Denton ISD attendance zones or the Fort Worth ISD school finder. A real estate app's school label can be wrong for that address.

What about property taxes?

City, county, and school district rates for 2026 add up to about $1.88 per $100 of value in Denton and about $1.92 in Fort Worth. Your bill depends on your address, so check the exact one.

A Fort Worth bill also carries the JPS hospital district and Tarrant County College. Those two add about $0.28 more per $100.

A Denton bill may include other entities that we did not add. Check the bill for the exact address.

For Denton County we used $0.183394, the rate the county adopted on September 22, 2026.

Your bill can also include a MUD. A MUD is a municipal utility district, a local entity that funds water and drainage in some newer neighborhoods.

It can also include a PID. A PID is a public improvement district. It funds things like streets or lighting in one area and adds its own line to your bill.

Two homes a few streets apart can carry very different total rates. Ask for the exact rate on any address, and look up the owner's record on Tarrant Appraisal District or Denton CAD.

Which city has more homes for first-time buyers right now?

Inventory changes month to month in both cities. What is listed this week matters more than a general rule about either city.

Set up a saved search in both cities. Watch what comes on the market for a few weeks.

That will tell you more than either city's reputation. Note the price, the age of the home, and how long each one sits.

More times than not, they just don't understand their budget; they need to get prequalified and see what they can actually afford.
